July marked the conclusion of one of the busiest periods of the year for the Blue Mountains holiday rental market. While demand was slightly softer than in previous winters—reflecting the current economic climate—it was fantastic to welcome so many families and visitors to the region.

Despite changing market conditions, some of our holiday homes achieved occupancy rates as high as 87%, keeping our property management team busy coordinating guest arrivals, professional cleaning, maintenance, inspections and owner communication.

Last-Minute Bookings Are Becoming the New Normal

One of the biggest shifts we’ve noticed this season is changing guest booking behaviour.

Traditionally, school holiday bookings were secured weeks—or even months—in advance. This winter, however, we’ve experienced a significant increase in last-minute reservations.

On one occasion, our team received eight separate overnight bookings for arrivals the very next day, highlighting how spontaneous travel has become.

Flex Hoses: The Hidden Risk Every Holiday Home Owner Should Know

One of the most overlooked components in any home—whether it’s owner-occupied, permanently rented or used as holiday accommodation—is the humble flex hose.

While they’re small and often hidden away beneath sinks or behind appliances, burst flex hoses are responsible for thousands of insurance claims every year and can cause catastrophic water damage within hours.

A single burst flex hose can release up to 1,500 litres of water every hour, potentially causing extensive damage to cabinetry, flooring, walls and furnishings.

What is a flex hose?

Flex hoses are flexible rubber water pipes protected by a braided stainless-steel outer layer. They’re commonly used to connect water supplies to:

Because they’re hidden inside cupboards, they can easily be forgotten until they fail.

Over time, the internal rubber lining deteriorates, increasing the risk of sudden failure.

Unfortunately, these failures often occur while a property is vacant—which is particularly concerning for holiday homes between guest stays.

According to Suncorp, burst flex hoses account for a significant number of residential water damage claims each year, with an undetected failure capable of releasing enough water in 24 hours to fill a household swimming pool.

How to reduce the risk

Preventative maintenance is one of the simplest ways to protect your investment property.

Look for signs of rust, corrosion, kinks, sharp bends or deterioration.

Install isolation valves
